One of the first things that a new homeowner should learn is how important their drainage system is to their home. With your plumbing equalling an average of 15% of the value of your home, your drainage system should be one of the first priorities that every homeowner should maintain. “water is your enemy,” because there are so many ways that water can ruin or destroy your home and property. A leak can wreak havoc on your home with things such as cracked and chipping ceilings, pipe burst, or pools of water in carpets and walls that can cause mold to develop.
Doing proper maintenance and repairs can save you costly plumbing bills in the future. There are a few steps you, as the home owner can do to prevent such leaks:
An easy, safe and environmentally friendly method of preventative drain maintenance is to mix baking soda and vinegar down every drain in your house (kitchen and bathroom sinks, bathtubs and showers drains, etc.) and follow it 10-15 minutes later with boiling hot kettle water. Repeat this about once a month to help maintain your drains and prevent drain blockages. As shown in the “clear your drain video here”.
If a drain does become clogged, do not use draino or other chemically corrosive or harmful “drain cleaners.” Instead try using a plunger. If the drain is still blocked after this procedure contact us for further assistance at

It is important to properly maintain your drain tiles by properly cleaning and maintaining them every 12-18 months, to avoid such problems as blockages from debris, or worse structural damage due to root growth and/or land settling. If you do not properly maintain your drain tile system water can rise from your ground water table and cause hydrostatic water pressure to crack your foundation and work its way into your house, flooding your basement and/or crawl space, causing damage to drywall, flooring, furniture, electronics and so on.
There are 2 ways to clear a clogged drain. First through opening it with a power auger or cable machine to clear the blockage, if fully blocked. Then once the blockage is cleared, or if not fully blocked, using a Hydro Flushing machine in order to restore the drain line back to full health as shown in the pictures above.
‘Poly B’ as many call it, is common in most homes from 1978-1995 because it was inexpensive to buy and install. But over time, it deteriorates and is likely to cause flooding in the home if not inspected or replaced. Contact us to learn more and determine if or when your poly b may need replacing in the near or distant future.
The many common risks associated with Poly B waterlines are flooding, increased insurance premiums, cancelled insurance coverage and insane deductibles, as well as mold infestations caused by undetected pinhole leaks within waterlines covered by drywall.
These risks extend beyond damage to your home. More and more mortgage lenders are refusing to lend money for properties with Poly B waterlines, meaning it can be very hard to sell homes with this form of piping. Normally real estate agents leave it up to buyers and sellers to negotiate terms of Poly B replacement, so if you are planning to sell, we would recommend looking into this first!
Poly B pipe failure has been a nightmare for many homeowners throughout the lower mainland. Don’t let Poly B failures cost you thousands of dollars in property damage, or worse destroy your items with sentimental value that can not be replaced. Instead be proactive and save yourself the headache! Call JJ’s to come out and take a look and give you the best advice possible. Whether it is for a complete repipe or helping you to prolong the lifespan of your Poly B while you begin to budget for a repipe, JJ’s is here to help you prevent water damage to your most prized possessions that you have worked hard to attain!
