Although renovations in general can boost the value of your home, bathrooms in particular are a great investment that can really add some value and give people extra incentive to purchase your home. Our experts at JJ’s Plumbing explore the benefits of bathroom renovations in our blog below.

Great Value

On average, bathroom renovations yield a 62% return rate, but you’re going to need to put in the work. If you only put minimal effort into your renovations, you’re not going to be able to get this generous of a return. Our staff can conduct comprehensive renovations for your bathroom that will get you an optimal return on your investment and boost your home’s value to make it competitive in the real estate market.

Mid-Range Projects

Projects that are in the mid-range of the price spectrum will net you the best returns – the higher-end projects that aim for the more luxurious accessories such as fog-free mirrors and towel warmers will definitely add some appeal to your home but they’ll take away from your profit in the long run.

Renovation Tips

When it comes to the specifics of your renovations, there are certain characteristics that are particularly appealing to potential buyers. For example, focus on neutral colors, as they will last longer and give more opportunity for personalization with accessories. It’s also a good idea to look at homes in your area and note the common characteristics in their bathrooms. Ask yourself questions such as: How many bathrooms is the norm? Is a full bath or a half bath necessary?

EXPERIENCING POLY B PROBLEMS IN WESTWOOD PLATEAU?

Polybutylene, more commonly known as Poly B piping, is the thin grey piping you see under your sink. Poly B was used in hot water heating systems and in constructing new residential homes throughout North America, mainly during 1978-1998.

Initially designed as an economical alternative to copper piping, Poly B was used in many homes throughout the Lower Mainland and Fraser Valley areas. Many of the homes in Westwood Plateau were constructed during the time period, when Poly B was at its’ peak.

Because PB waterlines were cheap and easy to install, this meant faster processes, and savings of as much as 40%… during the short-run. Cheaper is not always better, especially when it comes to Poly B. Literal horror stories begin to surface, within 10 years of Poly B installations. Most often resulting in new pipes after much damage.

Experiences such as:

  • Leaks
  • Hairline cracks
  • Loose fittings
  • Chemical sensitivities
  • Irregular water pressures
  • Mold issues
  • Pipes not properly being installed
  • In-home flooding

These problems especially wreaked havoc on homes in the Westwood Plateau region. By the early 2000’s, there were overwhelming amounts of lawsuits in place. These situations led to further challenges. Because Poly B is unpredictable and often needs to be completely replaced within 8-11 years of being installed, most insurance policies no longer cover Poly B. If they do, a high deductible is required to receive that coverage.

Homes with Poly B pipes are not so great for resale, either. If you’re looking to buy a fixer upper or sell your family home, more specifically, in the Westwood Plateau area – check the piping under the sink, first! If you have Poly B waterlines, and you can’t tell how old they are, give us a call at JJ’s Plumbing, we’re the Poly B Experts. We’ll provide you with a quote and honest recommendations. Keeping your plumbing properly maintained is something that can benefit many aspects of your home, including the success of your renovations. However, finding a Maple Ridge plumber that you can trust can be difficult given the amount of options available. At JJ’s Plumbing, our experts understand what it takes to provide top-level service and have compiled the following article to help you through this process.

Reliability

When it comes to the service industry, reliability is a huge factor – look for positive references and customer feedback when looking for a plumber and make sure that they have a history of reliable service. The last thing that you want is a bad leak to go on longer than it has to because you chose a plumber that can’t get to your home in time agreed or didn’t fix it right the first time.

Experience Counts

Job experience in any field is invaluable and plumbing is no different – there is no substitute for a plumber that has years of practice fixing various issues in their field. Finding a plumber that has at least 5 years of experience will ensure that your hired professional will get the job done fast and properly.

Licensing

Possessing a license isn’t essential and doesn’t necessarily indicate a quality plumber, but it definitely helps and lets you know that your plumber has the proficiency and dedication to get his/her license. All of our experts are licensed and certified to ensure the highest quality of service.

Knowledge

As much as experience counts, the flip side of the coin is knowledge, which can really help when it comes to identifying problems and deciding on the most effective solution. Look for a plumber that has depth of knowledge and ask as many questions as you can to get a read on just how much they know.

Reputation

Reputability is especially important for those bigger jobs when the plumber is going to be in your home and around your family for long periods of time. Always try to meet or talk to your plumber on the phone or in person before hiring so you can get a feel for his/her level of professionalism.

If you’re looking in your neighborhood for a professional, reliable and certified Maple Ridge plumber, our team at JJ’s Plumbing can find the person suited for your unique situation. Give us a call today at 1-604-479-2232 and we can offer you a free quote for your problem.

If you want to avoid costly repairs and maintenance procedures, keeping your furnace in peakconditionshould be a top priority. Our Vancouver furnace repair experts at JJ’s Plumbing understand how to do this and have listed five important tips to help you out below:

  1. Chimney Inspection

Make sure that you inspect your chimney vent system at least once per year to ensure that it is free of leaks, damage, or corrosion that could decrease its effectiveness. Hiring an expert to conduct this inspection is your best option.

  1. Filter Inspection

Depending on the nature of your forced hot air heating system, it may possess one or more main air filters. No matter how many there are, they should be checked at least once per month and replaced any time that you notice a substantial amount of dirt building up on the filter.

  1. Oil Filter Inspection

For those that use heating oil, change your oil filter at least once a year and ensure regular inspection. For those that use propane or natural gas, keep an eye on the fuel levels in the tank and never let it run completely empty.

  1. Air Supply Vents

Always check up on your air supply vents and ensure that they are free of any obstructions. This can happen easier than you think – anything from remodeling your bedroom to moving furniture through your home can lead to something getting stuck in your air supply vents and hinder their ability to distribute hot air into each room in the home. Additionally, ensure that there are no curtains covering them.

  1. Never Close It Off

Never enclose your furnace in a small area that will prevent it from getting the air that it needs. Without enough air drawn into the systems, serious problems can surface and lead to costly repairs in the future.

If you need a skilled and trusted Vancouver furnace repair expert, our team at JJ’s Plumbing can help. Give us a call today at 1-604-479-2232 for a free quote.

Investing in bathroom renovations can be both expensive and exciting, but if there’s one thing many people overlook it’s the maintenance that you should have done before the renovations started. Making sure that your washroom is prepared to take on the renovations is essential to get your money’s worth and our experts have listed the ways that we can help you do this below:

Hidden Problems

If you’re going to be doing any kind of significant upgrades to your bathroom, you should consider hiring a maintenance team to conduct a “full gut”, especially if you have an older home. Hidden problems such as corroded plumbing, improper plumbing ventilation, and poor floor framing can slip under the radar and really put a dent in your efforts. By fixing these problems beforehand, your renovations will be that much more effective and last for years to come.

Fixture Repair

Repairing your various fixtures including your shower, toilet, bathtub, faucets, and showerheads is a great way to get your bathroom ready for some renovations. If you’re putting the money into renovations then you don’t want them to be held down by old, unreliable fixtures.

Measurements

Proper measurements are essential toa professional renovation. The piping maintenance and repairs mentioned above can alter these measurements, so it is important to complete the measurements after the maintenance is complete. The size of your bathroom, location, plumbing pipes, electrical wiring, and dimensions of bathroom fixtures will all have an impact on your remodel.

If you need a skilled maintenance team to help you prepare for your bathroom renovations, our team at JJ’s Plumbing can help. Give us a call today at 1-604-479-2232 for a free quote.

Do I Need To Clean My Drain Tiles Every Fall?

Drain tiles are a common phrase when foundations are the topic of discussion. They are located around the perimeter of your home. Homes with the most solid foundations are those that have proper drain tiles on the exterior as well as the interior, and they’re connected by bleeder pipes.

Three known types of drain tiles are:

  1. Cast iron pipes – mostly used before the 1960’s. Though very sturdy, they tend to rust over the long-term.
  2. PVC pipes – Cheap and fast, yet not as flexible when working in more confined areas.
  3. Corrugated pipes – the best way to go. Corrugated pipes are flexible, strong, and durable.

Like anything, regular maintenance is needed to eliminate scary scenarios. When we have a solid foundation, we experience smoother sailings. Keeping your drain tiles clear of debris and well maintained, will not only repel unwanted rodents, this will also reduce the risk of clogged drains.

It is especially important to take good care of your drain tiles if you live in flood plain areas like Mission, Maple Ridge or Pitt Meadows – where more homes are susceptible to flooding. Not only that, with increasing rains and wind storms, it’s more important than ever to stay on top of your drains – regardless of where you live.

Remember elementary school? Remember a little science experiment which consisted of baking soda and white vinegar? This is a fantastic low cost do-it-yourself option for basic cleaning. The foaming process acts similar to how peroxide would clean a cut on your finger.

Keeping good flow will also keep the wetness outside and your basement dry.

For best results have a professional come check your drain tiles twice per year. Once in the fall, and once around early springtime. This will ensure you don’t encounter larger problems such as tree roots growing, pipe damage, or worse.

Is It Time to Replace your Hot Water Tank?

With the summertime winding down now there are a few things you may want to take a look at around your house to make sure you’re going to be ready for winter. One of the most important items to check in your home is your hot water tank. A malfunctioning hot water tank can be particularly dangerous due to the heat and energy it regularly generates. Below you’ll find a few tips on how to maintain your own hot water tank, and a few things to look for to tell if it’s time for a replacement.

Check for Leaks

The first and most obvious thing to check is the bottom of the tank for any leaks. Even a slow leak can lead to an increase in your water bill. Next, you may want to check the serial number on your water heater to see how old it is. The first four numbers represent the month and year it was manufactured. If it’s over 15 years, consider replacing it. Finally, to increase the lifespan and efficiency of your water heater, flush some water out of the tank to get rid of any sediment that can build up and cause corrosion.

How Old is the Tank?

If you have a water heater that is over ten years old it may be a good idea to start looking for a replacement. To determine how old your water heater is, check the serial number printed on the tank. The first four digits represent the month and year your water heater was made. Now is also a good time to drain a few litres of water from the tank in order to reduce the amount of sediment that can build up over the years and cause your heater to work harder than it normally should.

Lights Out?

The pilot lights on older model tanks tend to go out a lot more frequently than on newer tanks. While this problem can seem more like a nuisance than an actual hazard, it is a definite sign that it is time to install a new water heater.

If you notice one or more of the above issues occurring with your hot water tank, it’s probably a good idea to have a full inspection carried out by a plumbing expert. At JJ’s Plumbing, our friendly staff will give you a straightforward assessment of the state of your current water heater, and will make recommendations on possible hot water tank installations in the near future. Though the winters are generally mild in Vancouver and the surrounding areas, waking up on a cold morning with no hot water is something nobody wants to happen. Give us a call today so we can prevent it from happening to you.
