Clean pipes make for a happy life!

One of the first things that a new homeowner should learn is how important their drainage system is to their home. With your plumbing equalling an average of 15% of the value of your home, your drainage system should be one of the first priorities that every homeowner should maintain. “water is your enemy,” because there are so many ways that water can ruin or destroy your home and property. A leak can wreak havoc on your home with things such as cracked and chipping ceilings, pipe burst, or pools of water in carpets and walls that can cause mold to develop.

Doing proper maintenance and repairs can save you costly plumbing bills in the future. There are a few steps you, as the home owner can do to prevent such leaks:

An easy, safe and environmentally friendly method of preventative drain maintenance is to mix baking soda and vinegar down every drain in your house (kitchen and bathroom sinks, bathtubs and showers drains, etc.) and follow it 10-15 minutes later with boiling hot kettle water. Repeat this about once a month to help maintain your drains and prevent drain blockages. As shown in the “clear your drain video here,”

If a drain does become clogged, do not use draino or other chemically corrosive or harmful “drain cleaners.” Instead try using a plunger. If the drain is still blocked after this procedure contact us for further assistance at 6044792232 or by email at

It is important to properly maintain your drain tiles by properly cleaning and maintaining them every 12-18 months, to avoid such problems as blockages from debris, or worse structural damage due to root growth and/or land settling. If you do not properly maintain your drain tile system water can rise from your ground water table and cause hydrostatic water pressure to crack your foundation and work its way into your house, flooding your basement and/or crawl space, causing damage to drywall, flooring, furniture, electronics and so on.

There are 2 ways to clear a clogged drain. First through opening it with a power auger or cable machine to clear the blockage, if fully blocked. Then once the blockage is cleared, or if not fully blocked, using a Hydro Flushing machine in order to restore the drain line back to full health as shown in the pictures above.

Polybutylene replacements

‘Poly B’ as many call it, is common in most homes from 1978-1995 because it was inexpensive to buy and install. But over time, it deteriorates and is likely to cause flooding in the home if not inspected or replaced. Contact us to learn more and determine if or when your poly b may need replacing in the near or distant future.

The many common risks associated with Poly B waterlines are flooding, increased insurance premiums, cancelled insurance coverage and insane deductibles, as well as mold infestations caused by undetected pinhole leaks within waterlines covered by drywall.

These risks extend beyond damage to your home. More and more mortgage lenders are refusing to lend money for properties with Poly B waterlines, meaning it can be very hard to sell homes with this form of piping. Normally real estate agents leave it up to buyers and sellers to negotiate terms of Poly B replacement, so if you are planning to sell, we would recommend looking into this first!

Poly B pipe failure has been a nightmare for MANY homeowners throughout the lower mainland. Don’t let Poly B failures cost you THOUSANDS of dollars in property damage, or worse destroy your items with sentimental value that CAN NOT be replaced. Instead be proactive and save yourself the headache! Call JJ’s to come out and take a look and give you the best advice possible. Whether it is for a complete repipe or helping you to prolong the lifespan of your Poly B while you begin to budget for a repipe, JJ’s is here to help you prevent water damage to your most prized possessions that you have worked hard to attain!

“We had a pipe burst on Sunday evening. I had family visiting from out of town. 5 women not able to use the bathrooms as we had to shut the water off. JJ’s juggled their schedule a bit and came and fixed it mid morning on Monday. They discussed our options, explained how they would take care of the problem and fixed it in less time than he first thought. They were very kind, understanding, sympathetic and professional. From the gal that took my phone call to the technician that fixed the pipes for us. JJ’s were recommended to me by my cousins and I would highly recommend them. Thank you for the great service!!!”

Justin was VERY informative and helpful, he knew all the right questions to ask and explained what to look for when getting a new water tank, as this was the first time I had to replace one. HomeStars Review

Two days after we took possession of our new home we had a leak at the kitchen sink, it was a Friday afternoon when I started to look for a plumber over the Home Stars web site and based on the reviews we decided to call three companies. Two of them were very busy and were not able to make room for us during the weekend, Justin from JJ Custom Plumbing said over the phone that he could be able to come Saturday check the leak and see if he can repair it or should make some temporary fix and finish during the next week. He came Saturday made the temporary fix and get back next week to finish it. We were very pleased with his willingness to do the job right and at the least possible cost, this lead us to ask for a quote to replace all poly B pipes in our home. We had other quotes for this poly B replacement, they were not the cheapest but also not the highest but based on our nice experience with them we decided do it with them. We were amazed with the professional job they did, Justin brought his partner Zack and both help us to go through this complicated process very easily. I read a lot about the poly B problems, the insurance companies were not willing to insure if we do not replace poly B but we were lucky to find Zack and Justin they are truly poly B experts they did an amazing job always worried to replace pipes in a very cleaver ways to avoid opening to much wall and always worried about being able to keep using the services while they were working. We absolutely recommend this team, they are the best plumbing professionals with the right rates for a truly professional job. They are helping us right now with other small projects. Thanks Zack and Justin.
