Need to Replace Your Water Main? Go Trenchless!

A damaged or broken water main is a problem that you have heard about. Your house is older, and you wonder if your property could be at risk. Perhaps you’ve noticed that your lawn is more wet and mushy than normal, your basement seems to be damper, or you’ve noticed water seeping through cracks in the concrete/foundation surrounding your home. These are all signs that may be telling you that your water main is damaged, and it’s time for a replacement before things get much worse, and therefore, more expensive and challenging to fix.

If you think you’re in need of a water main replacement, but are concerned about the time it takes, the mess it makes, and how much it’s going to cost, then the JJ’s Plumbing experts are who you should get in touch with.

We provide and recommend trenchless water main pulls. Our plumbers are licensed and fully certified, not to mention our customer service is second to none. We’re here to talk through the situation together and answer any questions you have about the process before getting started.

A trenchless water main pull requires zero—NO—digging, which means your front lawn will remain in-tact. This is a huge bonus for going trenchless, and also saves you money. Not to mention, for a limited time we are offering $100 off the service.

The benefits of a trenchless water main pull are:

  • No digging required – your front yard will stay in-tact.
  • Cost savings – less expensive compared to digging to replace the water main.
  • Time savings – JJ’s Plumbing experts not only do the job right, but remain on schedule and aim to get your property back to normal as quickly as possible.

Still not quite sure about the process? See our diagram on how a trenchless water main pull works.

5 Easy Ways to Save Water this Summer

June 20th rolled around and BOOM — summer arrived! After a cold, snowy winter season like no other, the heat has officially been turned on and the sun is shining. With the rising temperature however, this leads to increased water usage.

We understand the obsession with green, grassy lawns and long, cool showers to help chill out, but the excess water consumption isn’t worth it, doesn’t help our environment and can contribute to drought in our cities. And guess what? Water conservation actually saves you time and money.

So without further ado, here are 5 tips to save water—and keep your Hydro bill low—in summer 2017.

  1. Water your yard in the evening or early morning. Water evaporates the fastest when the sun is high.
  2. Take quicker showers! Try to shred two minutes off of your shower time.
  3. Use the dishwasher and run it only when it’s to capacity. Hand washing your dishes actually can waste more water than using the dishwasher (plus, it saves you time and is easier on your hands). Refrain from running the dishwasher if it isn’t completely full.
  4. Set your laundry machine to wash with only cold water.
  5. Turn down your water heater temperature while away on summer vacations to save energy.

JJ’s Plumbing wishes you a fantastic summer season. For any questions or plumbing concerns, call us anytime at 604-479-2232 or email service@jjs.plumbing.

3 Common Mistakes People Have About Polybutylene Piping

plumbing-and-heating-services

Polybutylene, otherwise known as ‘PolyB’, is most common in homes from the late 70s to mid 90s and was used because it was inexpensive to buy and install. As time goes on, Poly-B deteriorates and can leak and cause flooding in the home if not replaced.

Learn more about Poly-B Replacement on our website.

The risks associated with PolyB waterlines are flooding, increased insurance premiums, cancelled insurance coverage and costly deductibles, as well as mold infestations caused by undetected pinhole leaks within waterlines covered by drywall.

The more we talk to our customers, we learn that there are common mistakes or misconceptions about Poly-B. So, we’ve compiled this list to set the record straight.

  1. Replacing Poly-B is super expensive and hard to afford.

This is a common myth people have about Poly-B replacement. Replacing Poly-B is actually quite affordable, and definitely costs less than if you have a flood in your home to worry about! We know that it’s unfortunate to have to replace your pipes, but JJ’s Plumbing Experts will come up with an affordable solution for you: whether it’s replacing your pipes altogether, or repairing your existing pipes to prolong the lifespan of your Poly-B pipes until you can afford to replace them. Bottom line: there are affordable options and we can come up with one that works for you.

  1. Poly-B problems/leaks happen because of poor installation.

While it’s true that you want a good pipe installer (like us!), it isn’t typically the case that it’s the installation of Poly-B pipes that causes the leaks. Installation quality could contribute to leaks, but in most cases installation does not appear to be the primary cause. The most common reasons leaks occur are: the age of the pipes, water quality/chlorine levels and degeneration of piping.

  1. The Poly-B pipes in my home have lasted for nearly a decade, so they are just fine.

Thinking this way is just waiting for disaster to occur. Most of the time, it takes many years for Poly-B piping systems to leak or fail. Many leaks start to happen in 10-15 years from installation of the piping system, so if you’ve had them installed for a decade or longer, it’s time to start thinking about a replacement.

Do you have Poly-B piping and would like to know if you should have a replacement soon? Call us at 604-479-2232 or email service@jjs.plumbing and we’ll help you find out.

Be Green and Save Energy with Tankless Water Heaters

jjs custom plumbing tankless hot water heater

Is it time to purchase a new hot water tank? Before you do, learn the facts about the benefits of purchasing and installing a tankless water heater for your home.

The Trend

You’ve likely heard about the recent trend that is available – the “tankless” water heater. People who live in a larger household have probably gone through dealing with a shower that runs out of hot water after a couple of family members have taken one. Obviously this isn’t ideal for the fast-paced world we live in, when we’ve got lots on-the-go. Not to mention, this leads to getting into or ending with a cold shower (brrr!), which no one enjoys! This is just one example of how the trend of “going tankless” offers both convenience, as well as energy-saving benefits.

Benefits of Going Tankless

  1. Convenience: Hot Water on Demand

A tankless water heater provides hot water on demand – you get hot water instantly. This makes for a good choice for families living in the same house together, as it eliminates time spent waiting for hot water (and likely relieves some arguments that may occur!). Further to this, most tankless heaters are about a third of the size of a tank heater and can be easily mounted on the wall because of their light weight and slim profile – saving you space.

  1. Cost Savings

Tankless water heaters save you money on water and Hydro bills in the long run. Why? Because water supply is only heated when the hot water is turned on. Tankless water heaters also last two to three times longer than a regular hot water tank. They average 15-20 plus years – this means that the tankless water heater pays for itself within the first 5 years!

  1. Energy Savings

As previously explained, water is only heated when hot water is turned on. Tankless uses less energy than tank heaters, and eliminates wasted cold water, as a tankless heater does not have to refill or reheat at any time.

  1. Cleaner Water

Tankless water heaters provide you with cleaner water compared to water coming from a tank. Why? Water that comes out of the tankless heater is not exposed to additional sediment that may build up in the tank. Most people with a regular hot water tank have to drain it every few months to reduce the build-up of sediment. This never happens with a tankless water heater. No worries!

JJ’s Plumbing Experts are here to answer any further questions you may have about tankless water heaters. Call 604-479-2232, email service@jjsplumbing.com, or fill out our contact form at jjs.plumbing/contact.

Drain Tile Maintenance: Do it Before Having to Spend the Big Bucks!

Here’s a scenario: Bob has noticed the land around his house has become more soggy/marshy than usual. Betty, Bob’s wife, is sure to point this out to him. It’s been raining heavy the last few weeks though, so he doesn’t think much of it. He doesn’t want to add to his already full plate, and he doesn’t want to spend unnecessary money that he doesn’t have on something that probably is just fine. The next day, the rain stops, and it doesn’t rain for a week. The land dries out and things seem to be okay. Betty, asks him to pull out the Christmas lights from the crawlspace. Bob goes into his crawlspace and to his horror, the crawlspace is damp, with noticeable water leaks, and mold is starting to grow on some of Betty and his items being stored there. Bob is in for a discussion with Betty that he really does not want to have. The damage is huge, and mega dollars are going to be spent on fixing things.

With your plumbing equalling an average of 15% of the value of your home, your drainage system should be one of the first priorities and should not be ignored. It is important to maintain your drain tiles by properly cleaning them every 12 to 18 months.

JJ’s Plumbing will first determine what service/method is best with a camera inspection inside your drain line. There are two ways that we can clear and/or maintain your drains (also see illustration):

  1. A power auger or cable machine. If your pipes are fully blocked, a power auger or cable machine is used first. This is followed with the Hydro Flushing machine.
  2. A Hydro Flushing machine. If your pipes are not fully blocked, a Hydro Flushing machine will be used to restore the drain line back to full health.

Don’t put it off before it’s too late. Learn more about drain tile maintenance on the website or email us at service@jjs.plumbing.

Drain Tile Maintenance: Happy Pipes, Happy Wife… Ahem… Life!

You may be reading this article because you’ve heard from a girlfriend about a problem she’s having with clogged drain tiles outside her home and flooding now happening in her basement, and you don’t want it happening to your house — or by chance you’re noticing some symptoms around your own place and want to know what to do. Perhaps you’ve mentioned what you’ve seen to the man of your household and he has said that he’ll fix it himself, or he doesn’t think it’s an issue.

Well, we’re sure that you’ll be happy to hear that YOU ARE RIGHT and you’re doing the smart thing by learning more about drain tile maintenance. With your plumbing equalling an average of 15% of the value of your home, your drainage system should be one of the first priorities.

If you do not properly maintain your drain tile system, water pressure may crack your foundation and work its way into your house, flooding your basement and/or crawl space, causing damage to drywall, flooring, furniture, electronics and other personal items that can’t be replaced.

Here are the two ways that JJ’s Plumbing can clear and/or maintain your drains (also see illustration):

  1. A power auger or cable machine. If your pipes are fully blocked, a power auger or cable machine is used first. This is followed with the Hydro Flushing machine.
